The median sales price in September 2024 was $2,300,000, down -1.18% from $2,327,500 from the previous month and -2.13% lower than $2,350,000 from September 2023. The September 2024 median sales price was at a mid level compared to September 2023 and 2022. The average sales price in September 2024 was $2,068,620, down -30.57% from $2,979,564 from the previous month and -17.62% lower than $2,511,072 from September 2023. The September 2024 average sale price was at its lowest level compared to September 2023 and 2022.

October, 2024

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The September 2024 sales price/list price ratio was 102.65%, equal to the previous month and up from 96.7% from September 2023.

The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market, a downward trend tends to indicate a move towards seller’s market. The DOM for September 2024 was 42 days, down -42.47% from 73 days from the previous month and -50.59% lower than 85 days from September 2023. The September 2024 DOM was at its lowest level compared with September 2023 and 2022.

The September 2024 inventory was at its lowest level compared with September 2023 and 2022. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2024 MSI of 3.8 months was at a mid level compared with September 2023 and 2022.

MSI is the number of months needed to sell all of the inventory at the monthly Sales Pace.

The number of new listings in September 2024 was 45, up 66.67% from 27 from the previous month and equal to September 2023. The September 2024 listings were at a mid level compared to September 2023 and 2022.
